Top 10 list for sellers preparing to put their house on the market!

 

  1. Price it Right: Make sure your agent does their due- diligence and performs a market analysis for you.   It is in your best interest to have comparables in your neighborhood that have sold recently.  This will help determine the price of your home.

  2. De-clutter:  Make your closets look larger by storing away what you will not need right away.  A half empty closet is a good rule of thumb.

  3. Clean – Clean- Clean: Buyers will look at the kitchen and bathrooms with a critical eye.  Make sure the grout is clean and re-caulk the sinks and showers if they need it. 

  4. Light it up:  Make sure your lighting is in good repair.  Replace burn out bulbs inside and out. Take down the drapes, clean the windows, change the lampshades, increase the wattage of your light bulbs and cut the bushes outside to let in sunshine. Do what you have to do make your house bright and cheery – it will make it more sellable.

  5. Do not over improve:  Small quick fixed will pay off in the end.  A fresh coat of paint on the walls. Clean the curtains or go buy some inexpensive new ones. Replace door handles, cabinet hardware, make sure closet doors are on track, fix leaky faucets and clean the grout.  

  6. Always be show ready: Don’t leave dishes in the sink, keep the dishwasher cleaned out, the bathrooms sparkling and make sure there are no dust bunnies in the corners.  Make the beds, pick up toys and you will be ready to show. 

  7. Curb appeal is important:  Make sure the lawn is mowed, flowerbeds weeded and the landscaping looking great.  Make sure the entrance is warm and welcoming.  This is the 1st impression for a potential buyer.

  8. Pet Smart:  If you have pets make sure they are contained while the potential buyers are looking at your home.

  9. Smell Good: If time permits bake some cookies, a pie or cake before the showing.  If time does not permit us an alternative like a room fragrance.

  10.  De-Personalize:  This will give the buyers a chance to imagine themselves living in the home and not get side tracked by your family photos and collectables.
